For the initial stages of the process the property is matched to our existing data base of prospective buyers for the particular style of property. This involves directly contacting them so that the approach is active rather than passive. There is no promotion on websites and no signboard at the property therefore only those directly involved are aware of any activity. Our data bases have been built up over 35 years and include HNW individuals from around the world, particularly South East Asia, as well as locally.
Minimal Marketing Cost
For the first stages of the process there are no marketing costs. All necessary marketing material and documentation, excluding the legally required documents i.e. draft sale contract, are prepared at no cost. If required later there is a staged process designed to promote the property in a very cost effective manner.
Open for Inspection is not Required
Due to the nature of the matching process it is not required to open the property to a volume of potentially unqualified prospective buyers nor for the seller to spend hours preparing the property for the typical 45 minute open house period. It also minimises the whole invasion of your home space by neighbours and others with no real interest in the property.
Styling and Staging Not Required
This process does not require expensive styling and staging. The market has become conditioned to expect this but it is not the only way to achieve the intended result. Reality television would have us believe otherwise but many properties were sold before this type of presentation became fashionable! A little more commitment, focus and energy may be required from your agent, thats all.
Matching the Property with Qualified Buyers
Often the buyer is seen as incidental to the process and treated as such especially during an auction campaign. Our process seeks to assess the requirements of the buyer, ensure they are in a position to act and match them to the property according to their needs and requirements. The ideal outcome is to place the property with the right buyer rather than to broadcast its availability and wait for buyers to enquire.
Minimise Auction Downside Risk
In the many of cases the auction process has the effect of putting downward pressure on the price expectation for a property. The buyers intention is generally to pay as little as possible to secure the property and without at least 2 bidders the competitive effect of the process can be lost. The price of a property passed in at auction is on the public record indefinitely. Engaging directly and privately with prospective buyers can minimise the risk auction can present to a seller if they choose to return to the market later if the desired result is not achieved in the first instance..
